Specialist Disability Accommodation (SDA)
Specialist Disability Accommodation (SDA) is a type of housing support provided through the National Disability Insurance Scheme (NDIS) for eligible participants. It is intended for individuals who need purpose-built or significantly modified homes to live independently and safely within the community. SDA supports are specifically designed for people with extreme functional impairments and/or very high support needs, offering a more accessible, secure, and comfortable living environment that enhances their independence and the effectiveness of their overall supports.

About the SDA Design Standard
The SDA Design Standard is the outcome of extensive consultation across government, private sector, disability service providers and the housing industry. It sets out a customised design layout that will be incorporated into newly built SDA. This standard has four categories of SDA design which are set out in the SDA Rules:
- Improved Liveability
- Robust
- Fully Accessible
- High Physical Support.

SDA Eligibility
The National Disability Insurance Agency decides who is eligible for SDA. The eligible participants get the funding included in their plan to take care of any disability-related housing expenses. Though, tenants will still need to pay a reasonable amount of rent. Please note that SDA funding doesn’t include support costs which mean that SDA and Supported Independent Living (SIL) providers will be two separate providers.
